Registration is a short appointment that people often arrive at unprepared. A missing witness or an unsigned annexure sends everyone home for another day.
The work is almost all in the preparation. Read the draft deed end to end yourself, not only through the person drafting it. Make sure the duty is paid, and that the parties and witnesses will be present with the right identity papers. Every item is easier to fix a week early than on the morning.
Procedure, appointment systems and the exact set of annexures differ between states, and sometimes between offices in one city. Confirm the local requirement with the sub-registrar office or your state registration portal before the day.
My Property Pages publishes a free property registration checklist with 5 sections and 37 checks, to make sure nothing general has been forgotten. It is general information, not legal advice.
